Longwood's mature live oak canopy keeps roofs shaded and damp longer than open-lot cities nearby, which is exactly the condition moss and black-streak algae need. Here's the difference between the two, and why the east side of the city regrows faster than the west side.
Moss on a Longwood roof is a canopy problem, not a bad-luck problem. Shade from mature live oaks keeps a roof surface damp long after rain has stopped, and that sustained moisture is what lets moss establish where a sunnier roof would just dry out. Black-streak algae (Gloeocapsa magma) shows up on nearly every Central Florida roof eventually; moss specifically needs the shade Longwood's older neighborhoods have in abundance.
Gloeocapsa magma is windborne algae that lands on a roof and feeds on the limestone filler in asphalt shingles, producing the black streaking almost everyone recognizes. It's mostly cosmetic. Moss is different: it's a plant, it needs standing moisture and shade to establish, and its root structure (rhizoids) works into shingle edges and granules rather than just sitting on the surface. Left long enough, moss can lift shingle tabs — algae alone does not do that.

Longwood's east ZIP code, 32779, runs toward Wekiwa Springs State Park and the Wekiva River and covers most of the heavily canopied, river-adjacent communities above. The west side, 32750, is closer to the older, denser in-town lots and the Longwood Historic District — drier overall, though it holds the city's oldest roof stock, some of it dating to the 1870s–1880s.
