Longwood Roof Cleaning provides five related services built around one method — low-pressure soft washing — applied differently for tile, shingle, heavy moss, and the gutters underneath. We do not pressure wash roofs, repair roofs, or replace roofs.
Soft washing is a low-pressure (garden-hose-level) application of a cleaning solution formulated to kill roof algae and moss at the root, followed by a low-pressure rinse. It is the industry-standard alternative to pressure washing a roof, because it does the work chemically instead of mechanically — nothing strips shingle granules or cracks tile. We treat the whole roof, not just the streaked sections, since the algae colony is usually already established beyond where it is visible.

Longwood's newer luxury communities — Alaqua Lakes in particular, built 1998–2015 — run predominantly to concrete or clay tile roofs. Tile is more brittle under direct pressure than people expect, and a cracked or dislodged tile is a much more expensive mistake than the algae it was meant to remove. Soft washing cleans tile without touching it mechanically, which matters even more on steep or walked-on tile roofs where a single cracked tile can mean a leak later.
Concrete and clay tile need a different touch than shingle. Newer communities like Alaqua Lakes run heavily to tile, and pressure washing it is exactly where cracked tiles and warranty problems start.
Asphalt shingle is the dominant roof type in Longwood's older, established subdivisions, many of them built in the 1970s and 1980s and now on a second or third re-roof cycle. Older shingle formulations are more prone to the black-streak algae (Gloeocapsa magma) that feeds on their limestone filler. Soft washing removes it without the granule loss a pressure washer causes, which matters because granule loss is itself a warranty concern, not just a cosmetic one.
Longwood's older subdivisions — Sabal Point, Sweetwater Oaks — are full of 35–50-year-old asphalt-shingle roofs on their second or third re-roof, with decades of algae to remove safely.
Moss is a different problem from algae staining. Its rhizoids can work into shingle edges and granules, lifting tabs and holding water against the roof deck longer than a bare shingle would. Moss establishes fastest on shaded, moisture-retaining roofs, which describes a large share of Longwood's tree-canopied lots — the Markham Woods Road corridor, The Springs, and the older, heavily-treed sections of Sweetwater Oaks. We remove the moss and the solution keeps working after the rinse to discourage regrowth.

The same runoff that streaks a roof also stains the gutters and fascia underneath it, especially on a shaded, tree-heavy lot where leaf tannins add to the discoloration. Gutter brightening cleans the exterior face and downspouts to match the freshly washed roof above them. It is typically quoted together with a roof soft wash rather than as a standalone visit — ask for a combined price when you request a quote.
Roof runoff carries algae and tannin staining straight down the fascia and gutter face. It's usually added onto a roof-wash visit rather than booked on its own.
